Where to stay in Batumi: districts, seafront towers and how to pick an apartment
'Where to stay in Batumi' is the first question of any trip, and the answer depends less on budget than on what you're coming for. We live here year-round and manage apartments in three districts — here's the honest map.
Three zones, three characters
Batumi is compact but its districts differ. The Old Town means balconies, coffee shops and the Piazza under your windows — atmospheric, but loud on summer evenings. The central boulevard is the golden mean: five minutes to the sea, two to the restaurants. The new boulevard is spacious modern towers right on the water — quieter, newer, sunsets from the window.
The most common mistake is booking 'somewhere in town' to save money: Batumi is a resort about the sea, and if the beach is a ride away, half your holiday goes to commuting. Simple rule: never further than ten minutes' walk from the water.
Why an apartment, not a hotel
Towers like Orbi City, Alliance Palace and Porta were built as apart-complexes: you get a kitchen, a washing machine and twice the floor space for the same money, while the building offers a pool, a gym and a reception desk like a hotel. For stays of a week or more, and for families, it's a different quality of life.
One nuance matters: apartments inside the same tower vary wildly. Booking directly with the management company means you know exactly which apartment you get — photos, floor and view — not one that 'resembles the picture'.
Which district for whom
A couple for a week — Old Town or the central boulevard: everything walkable, Piazza and the seafront in the evening. A family with kids — the new towers by the water: lift down and you're on the beach. Remote workers and winter guests — complexes with a desk and fast internet; from October we switch to monthly rates.
What it costs
Summer is high season: July–August cost the most, book a couple of months out. September–October is the velvet season — warm sea, prices a third lower. From October to April we run long-stay rates: a month by the sea costs less than a week in July.
